At the Atlantic Yards project in Brooklyn, the selling is on. Related Cos. has sold about 40 percent of its project to the New York-based real estate investment trust (REIT) Tishman Realty and Development, according to several sources.

The REIT plans to finance the purchase of a 45 percent stake through a $3.5 billion loan from the Blackstone Group, sources said. Other sources said the deal could total as much as $3.2 billion. But by selling some of the project, Related could even generate $50 million or more, a source said.

“It’s a great project,” the source said. “They are very proud of the project. They are putting money in to upgrade the spaces, so they will be as efficient as they can.”

At the Atlantic Yards project, the sale marks the completion of a long-simmering real estate deal that has drawn national interest.

In early 2007, Tishman began shopping for a partner to acquire Related’s stake in the Atlantic Yards development, which is set to create 1,600 residential units and a half-million square feet of office space at 735 Atlantic Ave. in the western reaches of Downtown Brooklyn.

Atlantic Yards developer Forest City Ratner Cos. announced in January 2007 that it would sell its stake to Tishman for $800 million. That move cleared the way for Tishman to gain control of the project, which is scheduled to open in 2011.
